Types of Land Use

Classification types of Land Use Zones are following listed out below

1. Residential.

2. Commercial (Retail and Wholesale)

3. Industrial (Light,Medium,Heavy and Service)-

4. Public and Semi-Public

5. Public Utilities.

6. Parks, Open Spaces and Playgrounds

7. Transport and Communication

8. Agricultural

Development is permitted in these zones as per the regulations and building byelaws prescribed for each zone separately. The residential layouts are sanctioned subject to earmarking of open spaces and civic amenities. The area earmarked for residential sites is to the maximum extent of 55% of the total area. Remaining area is earmarked for roads, parks, playgrounds and civic amenities. Area under the parks and playgrounds shall not be less than 10% of the total area. A maximum of 3% of the total area from out of the residential area may be earmarked for convenient shops on request of the owner. Different conditions apply to non-residential private layouts.

Building Bye-laws

The building bye-laws vary from city to city and they are framed by the individual Urban Local Body or the Urban Development Authority as per the Town and Country Planning Act. The set backs required on all the sides of buildings,maximum plot coverage, maximum Floor Area Ratio(FAR), maximum number of floors, maximum height of buildings that are permissible for different dimensioned sites and widths of roads are set out to be in confirmity with the Zonal Regulations of Master Plan of the respective city or Loca Planning Area approved by Government from time to time.

Height of building should not be more than 2 times the width of street(63.5 Degrees angle Rule). lf height of building exceeds’2 times the width of street,then 63.5 degree line will cut the building wall and therefore an offset at a higher level becomes necessary so that this line does not touch building wall anywhere.

The FAR will be slightly higher for moderately and less developed areas as compared to intensely developed areas.
